Version: October 2026

This Credit Guide provides important information about the finance broking and credit assistance services provided by Construct Home Loans, including who provides those services, the lenders we deal with, how we and our licensee may be paid, and what to do if you have a complaint.

Please read this Credit Guide carefully and contact us if you would like further information or clarification.

2. HOW WE CAN HELP

As a mortgage broker, we can assist you to understand and compare finance options available through the lenders we are accredited to deal with.

We aim to understand your goals, requirements and circumstances so that we can consider suitable loan options and assist you through the application process.

Our services may include:

  • understanding your finance requirements and objectives;
  • collecting information about your financial circumstances;
  • researching available home loan options;
  • presenting suitable loan options and recommendations;
  • preparing and lodging a loan application;
  • liaising with lenders while your application is assessed;
  • keeping you informed through the approval process; and
  • assisting through to settlement.

After settlement, we can also assist with future lending requirements where your circumstances or objectives change.

We do not provide tax, legal or accounting advice. Information we provide in those areas is general in nature, and you should obtain advice from appropriately qualified advisers where necessary.

3. OUR OBLIGATIONS TO YOU

As a mortgage broker, we have an obligation to act in your best interests when providing credit assistance.

Before recommending or assisting you with a loan, we will seek to understand your:

  • requirements and objectives;
  • financial circumstances; and
  • other relevant information.

We may also need to verify aspects of your financial position.

Our recommendations are intended to take your goals and circumstances into account.

Where we are unable to act because of a conflict of interest that cannot be appropriately managed, we may refer you to another provider.

4. LENDERS AND PRODUCTS

Through our relationship with Australian Finance Group Ltd (AFG), we have access to a broad panel of lenders and loan products.

AFG’s lender panel includes banks, non-bank lenders and specialist lenders.

A broker must be separately accredited with a lender before submitting an application to that lender. We are therefore not necessarily accredited with every lender available through the AFG panel.

Brokers are typically accredited with a number of lenders. Where appropriate, if we are not accredited with a particular lender, we may be able to refer you to another AFG broker who is accredited with that lender.

5. LENDERS WE HAVE USED

8. FEES PAYABLE BY YOU TO THIRD PARTIES

When a loan application is submitted, you may be required to pay fees charged by the lender or another third party.

These may include:

  • application fees;
  • valuation fees; and
  • other fees associated with the loan application process.

Some fees may be payable even if a loan application is ultimately unsuccessful.

The applicable lender or provider will disclose relevant fees to you.

9. FEES PAYABLE BY YOU TO US

If we charge you a fee for providing credit assistance, that fee will be disclosed to you in a Credit Quote before it becomes payable.

If a Credit Quote is not provided, this indicates that we do not charge you a fee for our credit assistance.

This is separate from any fees that may be charged by a lender or other third party.

10. HOW WE ARE PAID

We, AFG, or both, may receive fees, commissions or other financial benefits from lenders or lessors in connection with finance arranged for you.

These amounts are generally paid by the lender and are not payable by you.

The commission or brokerage received may depend on:

  • the amount of finance;
  • the lender;
  • the loan product; and
  • the amount of the loan ultimately drawn down.

Commissions are commonly calculated as a percentage of the loan balance drawn down and, in many cases, may be calculated net of funds held in an offset account.

The way commissions are calculated and paid varies between lenders.

You may ask us for a reasonable estimate of the commission we expect to receive and how it is calculated.

Matthew Stevens may receive all or part of the commission received by AFG in connection with your loan, either directly or indirectly through AFG.

11. REFERRAL PAYMENTS

We may receive referrals from a range of sources, including:

  • accountants;
  • financial planners;
  • real estate agents;
  • builders;
  • property-related businesses; and
  • other referral partners.

If you have been referred to us, we may pay the referrer a commission, fee or other benefit.

Details of any relevant referral commission or fee relating to your loan will be disclosed in the Credit Proposal Disclosure provided to you.

You can also ask us for a reasonable estimate of the amount and how it is calculated.

We may also pay referral fees to organisations such as call centres, real estate agents, accountants, lawyers or other parties.

These are not fees payable by you.

12. TIERED SERVICING ARRANGEMENTS

Through our relationships with lenders, we may have access to tiered servicing arrangements.

These may provide benefits such as:

  • faster processing;
  • improved access to information; or
  • increased assistance when progressing a loan application.

Where a relevant tiered service arrangement exists with a lender we recommend, we will disclose this to you.

Access to these arrangements is not based solely on the volume of new or existing lending our clients have with a lender and does not entitle us to additional commissions or preferential client discounts beyond those otherwise disclosed to you.

13. OTHER BENEFITS

We are subject to restrictions concerning gifts and inducements.

Benefits received by a broker above applicable thresholds may be recorded in a Gifts Register.

A copy of the relevant register may be available for inspection on request.

14. CREDIT REPORTS AND VALUATIONS

In some circumstances, lenders may provide access to services such as credit reports or property valuations at no charge.

Where a relevant benefit arises because of a recommendation made to you, it will be disclosed in your Credit Proposal Disclosure.

15. RELATED INTERESTS AND MULTIPLE ROLES

We may have relationships with related parties or associates, or may act in other business capacities connected with the credit assistance provided to you.

Where a relevant relationship, remuneration arrangement or possible conflict applies to a recommendation made to you, this will be disclosed in your Credit Proposal Disclosure.

If a conflict cannot be appropriately managed, we will refer you to another service provider where necessary.

16. AFG AND AFG HOME LOANS

AFG Home Loans Pty Ltd, including AFG Securities Pty Ltd, are wholly owned subsidiaries of Australian Finance Group Ltd.

AFG may receive additional remuneration where an AFG Home Loans white-label product or an AFG Securities securitised product is settled.

This remuneration is separate from remuneration AFG may receive as a mortgage broker aggregator and/or licensee.

Relevant remuneration will be disclosed in the applicable AFG Home Loan documentation.

17. THINGS YOU SHOULD KNOW

We do not make promises about:

  • the current value of a property;
  • whether a property will increase in value; or
  • the future prospects of a property you finance through us.

You should make your own enquiries and obtain appropriate property, legal, financial or other professional advice before entering into a transaction.
